US Notary
Just sold a house in the US. Need the closing documents notarized. Does anyone have the name and phone number of a US notary here in Lakeside? Thanks.

When I sold my US house I was told that the only notary I could use was the one at the US consulate in Guadalajara,maybe that's changed.

A U.S. Notary is only legal in the state licensed.

Consulate is the only US notary down here. Any other US notary can only sign
in the state where they are a notary. Check and see if the banks will accept
a Mexican notary. My info comes from my wife who was a Notary up north and
is also a lawyer. Go to the Consulate or get permission for a Mexican Notary.

We just sold our house and the title company told us that only the Consulate notary would be acceptable. This was just a couple weeks ago so is current info, although maybe different title companies will accept different notarizations....? You will get the best answer directly from YOUR title company.
A visitor from the consulate comes to LCS the first Wednesday of each month and will do notarizations, so we had it done there. We had to bring a bank check for $50 (the cost per notary seal). We obtained the check from CIBanco in the Laguna Centro mall (small place across from Wings Army -- they must do this all the time and knew exactly what to do).
Alternatively you can go into the Consulate in Guadalajara, which I've heard is no fun (between the traffic and the security measures). They will accept cash there. Check their website for exact info.

This particular transaction was in the State of Oregon and everything sailed right through the system. There are rules and then there are rules!
It would seem to me that it would pay to ask the company handling the transaction and take it from there! Big deal that the US Consulate charges $50 on a RE transaction that is probably in the 100's of K's but it is also the convenience factor.

Many firms up north will accept a Mexican Notario, others require the Notary from the US Consulate. Ask which one they want.
