Is there a system in place here whereby, after a certain number of years of unpaid taxes, the land can be sold at auction? It would be really nice if the municipal government went after the deadbeats. It's always the few who spoil it for the many.

I am not talking about Indigenous or Ejido land Brigitte. I'm talking about fully regularized and levied lands and lands with homes.
They are probably the same kinds of people who don't pay their association fees either.

I'm betting that the ones who don't pay their association fees are rich Mexicans who use those homes as weekend cottages and the ones that don't pay their land taxes are poor Mexicans who can't afford to pay.
Being that the taxes here are so low in comparison to land values I doubt they auction off properties for unpaid taxes.
30 years of unpaid land taxes here would add up to one year of my land taxes in Vancouver.

CFE cut electricity to the water company in San Cristobal so the whole town had no water. They did that so t could not be claimed they were cutting off the water. They also published the list of the worst offenders and they were the hotels and rich people and the poor in the hills.. just what you say Bob and the worst ones were the rich ones..

Yup. Publishing a list of the offenders works. At least it did in San Pancho. And no, I didn't mention auctioning off for unpaid taxes. I meant auctioning off the house/land or land of those who have the means to pay but simply don't.

No auction, but if a property has been abandoned for a certain number of years and the predial not paid, then you can go to Catastro, pay the predial and file a claim for ownership. It is done often, in all Mexican communities (no extranjeros) where the owner(s) may have went to the US, or elsewhere, and have never returned.

I paid 2 bills today and didn't get my raffle tickets, will go back tomorrow as supposedly they are raffling off 3 motorcycles to people who pay their property taxes on time so get your ticket.
My increase was 8.5% from last year. The other bill I paid was same as last year.

I own a 3 square meter piece of land, one street below my house where I have my first aljiba. I paid $162 pesos just like I did last year. In fact That is what I paid in Jan 2016.
Why do I have to have an Aljiba one street below the street I live on? Because in the olden days SIMAPA did not have sufficient pressure in its water lines to reach the elevation of my house. I have two neighbors on my side of the street above Las Salvias in Ajijic and they too, have or had to have Aljibas at lower elevations.
Oh well the view is great here and the electric bill to pump the water up the street to my house is only several hundred pesos per two month period. I have a separate electric meter and pump at that Aljiba.

Pete, is that a piece of ground 1 meter x 3 meters, or a square of 1.73 x 1.73, or what?
3 square meters seems awfully small for an aljibe and the necessary equipment and power, to receive and pump water.

First Slainte: I believe the rectangle is closer to 4 square meters and is several meters deep. But I am not going to argue with the Government.
Second CanuckBob. I do not know. My property manager handles that and she only sent me a copy of the Aljibe bill for both 2016 and the one I paid earlier this month. Once I find out, I will let you know.

Pete is you do not agree with the measurements you can ask catastro to come and re measure. They did that had my house and changed the construction size. I had to pay for their cab ride but it was worth it. They were off by 200 meters.. a detail.

If he has 4 sq. mtrs., and only paying predial on 3, I don't think that would be such a good idea. His taxes might jump up to over 200 pesos...…………….

Paid my predial in Chapala yesterday - It was exactly the same as the previous 2 years. I was somewhat surprised, with inflation in Mexico around 6%(?)
