I seem to remember there was a thread on here about contracts, leases etc. I believe I had read that a rental lease of more than 3 years, such as one for 5 or 10, are not legal. Perhaps Spencer could weigh in on this and give the actual way it is? TIA

I believe that residential leases are maxed out at 10 years and commercial leases max out at 15 years. 99 year land leases are not enforceable but as long as the landlord and tenant want to continue the agreement than all is good.

we know somebody that has a 10 year lease from a mexican landlord.

Perhaps you thought wrong

Artículo 2039.- El arrendamiento por tiempo determinado de inmuebles destinados a habitación, no podrá exceder de 15
años.
Cuando este tipo de arrendamiento exceda de cinco años, deberá ser inscrito en el Registro Público de la Propiedad.

Thank you, Spencer. I thought I'd read before that extra measures were required for leases over 3 years. Good to know the facts.
