Private Real Estate Sale Facilitator
If you have sold or purchased property privately did you use a facilitator to help out? If so who did you use and what did it cost you?

We offer the service. Prepare the contract, get the Article 27 convenio, check for liens, make sure the owner really is the owner and do the appraisal. We charge 2,000 to 3,000 pesos but as we charge less to do the convenio and appraisal the client saves some $$$ and has great representation at the same time.

Question? What does the title company do? Do you use a title co. down there? Just curious....

I'll defer that answer to Spenser. Better to get information from someone involved in that aspect of the sale. Our FSBO site is basically an advertising platform with worldwide exposure for the homes listed.

There really are no title or escrow companies in Mexico and hence more caution is needed. The notary will check the title but only at the very end and if there is a problem, you usually find out about it a month or more after closing and giving the "seller" the money and then nobody returns your calls.

Thank you Spencer! I was told some time ago that Stewart Title from the US had opened up offices in MX and thought maybe they were in the Guadalajara/Chapala area. That's great you handle everything!

Stewart was offering some services in Guadalajara, Los Cabos, Puerto Penasco and Puerto Vallarta. Also First American Title international division. Stewart has closed many of their offices, think First American is still active. The service in Mexico is not up to US standards and I have seen thousands of dollars not go back to the buyer until asked for, whereas in the US at the day of closing all the accounting is done and all monies disbursed.
