An acquaintance asked a question for which I didn't have an answer.

If leasing a condo at the Lake, what might be the the acceptable notification timing for informing the owner that one didn't intend to renew the existing annual lease? They intend to move back to the US and wish to be considerate towards the owners.

A minimum of two months notice is the norm. That is the standard that rental agencies like Access Lake Chapala use for long term rentals. That said, there are always circumstances under which the landlord and tenant can come to a mutual agreement if needed.

It's in the renter's best interest to discuss this with the owner sooner rather than later if they want to get their security deposit back.

Getting a security deposit back in Mexico is a rarity.

passed on the recommendations.
As an aside, I am quite aware of the negative reputations earned by landlords on not returning deposits. In this case, not an issue since the owners live on the premises and are proud to be ethical folks!
