Non-payment of house rent and tennant would not leave?

I would like to property manage my house but am worried tenants will not pay and will not leave. Has anyone had this experience. It would be most helpful to me if you can share your experience of what happened to yourself so I do not make the same mistake.

Are you saying that you would like to handle the renting out of your house rather than use a property manager?

No, not at all.

I would use property mgt company. But it seems like the contracts in Mexico are not worth the paper they are written on. If they do not pay the rent, and the case goes before a judge, then it seems the person who can pay the most money wins the case and if that person is a renter who is not paying the rent, then they could stay in my house forever.
