New real estate company
I noticed a company called Access Lake Chapala advertising houses for sale locally but they aren't on the MLS. Does anyone know anything about this company?

I think they have an office on Colon in Ajijic. Don't know anything other than that.
Their website says they have been a member of the MLS since 2016.

Access Lake Chapala has been around for a a few years (2010); their listings used to be a mirror of the MLS stuff but that changed over a year ago. For the most part they seemed to focus on rentals. Now it looks like a few (3) houses for sale the rest are rentals. Seems like they do all kinds of things - home sales & rentals, car rentals, orientation tours. http://www.accesslakechapala.com/about/

They have been around for quite a while, maybe 5 years. There specialty was managing rental homes and finding tenants for the owners. They had upward of almost 200 homes.
These days they are expanding there job description, have recently joined the MLS and are now a full fledged Real Estate Company. And yes they have an office down Colon in Ajijic. Remember that as Colon approaches the lake it changes to Morelos. I am not sure which street they are on but it is close to where the street name changes. It is on the West side of the Road.

We used them for our rental 2 yrs ago and a a retired Realtor myself, found them to be professional and ethical as well as knowledgeable about the area and availability. I would recommend them.

Thanks for all the information. I see they have 3 houses listed but I still don't see them on the MLS. I wonder who the people involved are.

They do belong to MLS and there are both Mexican and European Owners. They speak English, Mexican Spanish and German. Check out their web page

Looks like almost all their rentals (other than very high end) are rented.
I wonder why they keep places not available on their site.

Clueless many of their rentals are for shorter periods of time, and because a home will become available sometime in the future and there are many who come to their website are making plans for maybe next fall or next winter, it can often work out to a near perfect match. Keeping the rental unit filled most of the time.

Yes, like Mexico Pete said, many people are looking for rentals for the future. Access Lake Chapala shows current rented homes, but also posts right on the ad when they will be available again. If you don't wish to see homes that are currently unavailable, there is a checkbox on the website for that as well. You can limit your searches in many ways on that site....current availability, number of bedrooms, pool, etc.

I like them. they shoot straight. They work very hard and will work with you. One finally got his realtors ticket. Cheaper sources abound. good for shorter term rentals paying the premium.

i called their office twice during business hours, no answer, left a message with a call back number and never received a call back. i wanted to inquire about their rental cars. cant brag on them so far.

I have found the same to be true for many Mexican businesses. They seem to have problems responding to e-mails or phone calls. Maybe go see them in person?

I find that people respond to whatsapp but not to the messages left on the phone.. It is not a good sign when a business do not pick up the phone or return messages, at least there are other options around Chapala..

I just got a call from a friend who works at Access Lake Chapala and told him that a poster here had complained that he had tried to call several times but that no one answered.
My friend said he was sorry and that the normal office hours are 9 to 2 and then 3 to 5 Monday through Friday and that on Saturday they are open from 10 to 2 PM.
They said there are occasions when they are busy on other lines but I presume they have an answering machine, and assuming that they do, I Know they would respond if a message were left.

We have used Access Lake Chapala finding and renting a fine place in San Antonio. We have also rented a car from them on a long term basis. Mario, Alex and Ramon have been nothing short of perfect in all of this. We dealt with them here Lakeside as well as from the US leading up to the move-in and they have attended to all our needs since then. Very responsive and efficient. Can't recommend them more highly.
