Another Real Estate question.
Does anyone here have any actual/direct/personal knowledge of someone Lakeside who sold their house on their own?
With the Name omitted) and it's price fixing still alive and well, albeit under another name, I would think I MIGHT do better selling at a lower price (without a 5% commission) than using a broker.
I do understand that a broker will give y house much better exposure than I could.
Open to constructive input which will be appreciated. Nasty/Sarcastic comments/questions will be given the attention they deserve.

I have heard of a number of people who have tried to sell on their own. They usually gave up and listed with a broker. The story is that the customer expects to pay less (more than 5% less) for a FSBO.

Yes, I know some people who have sold their houses on their own. Most Mexicans sell their houses on their own.

Why not contact a local attorney who handles real estate transactions so that you know exactly what is entailed in selling the house yourself. Then you will know if it is something you can do (or are willing to do) yourself. We just spoke to someone who has had their house listed with a realtor for five years and has not had one person look at their house. Certainly if you are in the area you can do better than this.

WD, why would someone continue to list a property for five years with a Realtor who has never brought one person to look at the house?

I don't know the details or if they have been with the same realtor, but I wonder the same thing.

Yes. One or more than one Realtor is almost beside the point. Five years is a long time for no viewings. Sounds like one of those "more to the story" stories. In their case, they could not do worse than to try and sell it themselves.

I don't know if you remember the situation, but there was a poster called John in Ajijic who was trying to sell his house for years, both by himself and with a realtor. The house sounded overpriced by quite a bit, so of course realtors didn't bother to bring customers to see it. They like to maximize the return on their time and advertising. He did finally sell it, but at a discounted price in line with similar properties. This could be the case here.

Any real estate agent or broker that takes an overpriced listing is not doing their self or the seller any favor....a waste of time and money.
Five years in, I assume the MLS, and no showings should tell you something.

I sold my home in PDC on my own. It took 2 years and a big reduction in asking price. I think most of the wait had to do with the economy NOB, which sucked in 2011-12.
