We just sold in Manzanillo and are exploring purchase opportunities in the Lakeside area(s). To those of you who have been around awhile, is there any opportunity or is there a market for renting out a house seasonally May to October or part there-of. Some full timers in Manzanillo did talk of escaping the seaside heat in the summer by going inland but heard only talk not actual cases.

Yes, there is market for renting to the sunbirds. Our rental casitas are quite full during this time period. Most guests are from either the Mexican coast or the southern US states. Just remember the 3 L's if you are purchasing rental property.......location, location, location. Too much competition otherwise.

So if you were to narrow the overall areas to the best for the Triple "L's" where would that be?
San Antonio,
Ajijic central,
West Ajijic
Up the Libremento at all?
In Chapala at all?
Other areas?

Other considerations :

Gated community only or would a house on a street be ok?
2 bedroom or 3 bedroom?
Does off street secure parking matter?

And if you don't mind me asking, for an average sized rental, reasonably new with internet and Shaw Satellite, not including Power/ gas/ maid / gardener what would exceptions for monthly rent be in the May-Oct time?

Too many variables to come up with "average". You might check with a rental agency to see what's out there.

The best rentals are within easy walking distance to most things. Many people who are renting short term do not want or have a car. Ajijic centro or Chapala centro are the best however Ajijic still tends to be more popular with the "tourists". I know people with rental casitas in west Ajijic (where a car would be required) and they can't rent them.

I have seen a big uptick in summer rental requests.  Ours has been rented by Mazatlan heat refugees for the last 3 summers and is already taken for next summer. They all have vehicles.   2b/2ba central Ajijic + expenses for $800 a month.  I have fielded a dozen inquiries about summer rentals this past August and September. Many want to rent June thru October. I think that time frame is now a serious "season" and will just get more formalized over the next few years. It does take LOCATION and a nice property to get a top rate.
