He is not from Maine however his cat is originally a breed from Maine known for its mousing ability. Had one in Oregon that would wait for hours for a mouse he knew was under something. Tend to be huge cats with docile personalities towards people. Trying to be fair to his cat.

Maybe a little swing back to the topic?
I've lived in places that were delightful until they were "discovered" and growth exploded without the infrastructure to handle it, especially in the traffic department.
I'm not privy to the plans being made to increase tourism, nor to plans on how that would affect traffic if it doubled in size. Does anyone know of any?
High season is resulting in a snail crawl on the Carreterra, even on weekdays.
The question is: is this area ready for rapid growth? Is anyone making plans to handle it?

There are areas of Mexico experiencing rapid growth. Worldwide investment into Mexico is up. The Mexican middle class is growing rapidly.
Do the residents of Chapala want to grow? Or will Chapala squander its potential, continue to underachieve and be left behind?

Jaja........I wouldnt watch the SOTU even if I were an American. Some analysts are predicting the Dow to drop 10% - 20% in 2016. The US economy has been propped up by things that can't go on forever. I tend to believe it is going to crash again. Any significant growth in this area has been from expats. The Canadians are already out of the game with the low dollar and I don't believe the Mexicans will be tripping over themselves to move here.

People have been saying the USD will crash for the last 20 years over and over and frankly it hasn't. The stock market goes up and down and you look at performance over time and it has performed well. Remember 2007?? It goes up it goes down. I look at stocks with a long term perspective. Greece defaulted and the dollar went up and the Euro went down. Fundementals don't seem to matter anymore. Anybody want chinese currency?? I think the truth is people just run to the dollar. I don't get it and still think the Canadian dollar should be doing better against the dollar. Go Figure. I have given up trying to understand all this. My financial advisor admitted nobody knows shit anymore.

I think the baby boomer expat retiree's are still coming to Mexico. Just not to Lakeside. They are going to area's with more to offer than a small town feeling.

That is billions of pesos invested in just this area of Mexico the last couple of years. There are over 25,000 residences under construction today in those 3 developments. Chapala has some serious competition for NOB retiree's.
BTW, the beach home I just sold was to a Canadian couple. Canadians are not out of the game. We talked about payment in different currencies. I wanted pesos or RCM gold maple leafs. They decided to pay in USD's.

It depends largely on whether they want that kind of weather. That is what the lakeside area has to offer as number 1 attraction. We originally were thinking "coast" before moving to Mexico, but got over that idea fast when we checked out the weather. I, for one, don't want to live in A/C most of the year.
Meanwhile, it's just a "little" chilly and wet in this glorious climate.

IMO....Most (not all) people at the typical retirement age (65 plus) don't give a crap about the beach and certainly don't want the heat and humidity that comes along with year round living there. Yes, they will occasionally visit the beach but not live there. PV is a prime example, most of the expats living FT there are under 65 (or at least all of the ones I have met there). A much younger crowd than Chapala.

Horrible truth: By the time we're "older", we know that (1) the sun causes alligator skin in time. (2) our bikini beach days are so OVER. (3) who's up to beach volleyball, anyway, let alone surfing or skin diving? That doesn't mean there aren't plenty of other pleasurable things to do, so we enjoy those other things and leave the beaches to the young'uns. Life.

I can't figure out what the big benefits are to those of us living here full time. Yes, there would be more jobs but probably mostly low level employment paying peanuts. The traffic is a nightmare a lot of the time in season & weekends when the Tapatios come down. And why did those Tapatios buy homes here or rent on the weekends? Because it's NOT like the big city.
We're talking about an area that can't seem to change the bulbs in traffic lights much less time them so it's not a huge jam from San Antonio to far west Ajijic. And all that boom growth will bring litter, crime, noise and God knows what kind of eventos activities.
This area has done fine for centuries & seems to have found its niche. Again, those wanting fast living & bright lights can go to the dozens of places that provide that. I picked this as my elephant burial ground & hope to quietly coast on out. Geeze, you risk a wreck just trying to get through the Super Lake parking lot. Imagine if this turned into Sin City? Please. It will never happen anyway.
