Building costs
Can anyone share recent new construction or remodeling costs for middle of the road quality....not high end or bare bones....please?

My first quote by a recommended contractor who has a track record here is $8400 peses / m2. Fell off my chair, was expecting $6000 pesos range.

I have found that construction costs have risen significantly over the past 6 years. I believe it is partly due to the tax crack down and the rising cost of living. Builders that used to do most everything "under the table" are now forced to pay taxes on income and materials in many cases. On the other hand the USD and CAD have risen too.

Don't forget- you get what you pay for. A hard learned lesson. You should choose from an architect/builder's reputation and ask to see the houses that person has built. $8400 pesos is OK, but what does it include and what does it not include? Very important to know.

Local contractors have a “ captive audience” Lakeside. Building/renovation biz is booming for them. Suggest you interview pros from Guad. Costs will be much more competitive, and, from experience, much more professional and transparent.

First local contractor quoted a "fixed price" for renovation. I thought that was the way to go.. HOLD EVERYTHING.. he used inferior materials to cut corners.
Second local contractor: I agreed to a cost plus contract, which I thought the "norm" and fair. HOLD EVERYTHING.. he had 12-14 guys working on my house 6.5 days per week for over 16 months!!!! I later deduced ( from the builder from Guad, the same job could have been done in a fraction of the time, for a fraction of the cost. Oh, btw, some weeks I counted only 10-12 guys but was charged for 14. When I attempted to question this, I was told I was incorrect . The story goes on ,the plot thickens... but hindsight is a GREAT teacher...
